A roofing expert, Francis Mukosha, has warned developers against the hidden roof without acquiring the services of a qualified roofer. Across the real estate sector the hidden roof has become a common feature, but the expert warned there are several underlying negatives that need to be considered.

Speaking in an interview with the Zambian Business Times—ZBT, Mukosha revealed that normally the hidden roof requires expert advice and skills, revealing that most people are mostly unaware of even the type of roof required; they mostly use the 0.2 meters instead of the recommended 0.4 meters.

He added that the type is prone to leakages if not well fixed, revealing that there have been several complaints from members of the public. At the same time, Mukosha revealed that the type is generally expensive in terms of material and labor.

“It is expensive; you can’t compare a hidden roof with the Nigerian type or any other, either in materials or labor.”

“This type usually leaks a lot when not professionally done; this is the most common disadvantage that I have noticed so far, especially in the rainy season. People shouldn’t just use any type of roof; there are specific materials that come with a variety of fits, like 0.3 up to 0.6. Some people take advantage of the fact that it can be covered, but this comes at a cost in the long run.”

He added that when roofing, workers have to step on it, hence the likelihood of damages, ultimately leakages, especially if it’s not 0.4 meters. He advised developers to consult excessively before engaging or deciding whether to use the roofing model.

“They should budget properly and hide the roof in terms of cost, and in the long run it is expensive; it requires regular maintenance, and if it’s completely hidden, it requires drainages, and that needs to be checked. They engage a professional roofer,” he urged.
